Amanda Cooper, director of human resources for PrairieLand Partners, a 9-store John Deere dealership group in Kansas, talks about the "Managing by Values" initiative. Each store has a "Managing by Values" committee. These committees are made of 3 individuals who are tasked with resolving any values-violations that arise. While the committee makes sure the store manager is informed, it's their responsibility - not the store manager's - to see things through. Through this arrangement, values are "owned" throughout the organization, not just by those with manager titles.
Considering that farm real estate (land and buildings) is the single largest asset on the farm-sector's balance sheet, trends affecting farmland values are always a good thing for ag machinery dealers and manufacturers to keep an eye on. Right now, it appears farmland values have reached their zenith and will begin to plateau or decline somewhat.
We recently completed our monthly survey of N. American Ag equipment dealers and had several discussions with large ag dealers in the farm belt. While it's not surprising to hear that price realization on new equipment continues to be strong, what is surprising to dealers over the last few months has been the strength in used equipment values.
Average farmland values for the Nation mask wide regional variation. Cropland values (the land value excluding buildings) exceeded $5,000 per acre in 2007 in the Northeast and Pacific regions, where high-value crops fruits, vegetables, and orchards' are grown and development pressures are high.
